Melville Crossing will offer a mix of studio and one-bedroom apartments with a limited number of two-bedrooms specifically designed to appeal to a wide range of residents — from first-time renters and young professionals to empty nesters and downsizing seniors, creating a multi-generational and balanced community. In alignment with local housing priorities, 20% of the residential units will be designated as affordable housing for individuals and families earning at or below 80% of the Area Median Income (AMI), helping to ensure that Melville Crossing remains accessible and welcoming to a broad spectrum of the community. The development will also feature a limited number of for-sale condominium units, comprised of one- and two-bedroom homes, providing valuable homeownership opportunities within the development. Experience & Development Team

Steel Equities is currently redeveloping the 87-acre former New York Institute of Technology campus in Central Islip into a vibrant, mixed-use community known as the Belmont at Eastview. Once a blighted site, Phase I now features 364 fully occupied units and a state-of-the-art clubhouse, luxurious pool deck, walking and biking trails, BBQ areas, fire pits, pickleball and basketball courts, and more.

Upon completion, the Belmont at Eastview in Central Islip will include:

Yes. Steel Equities, a long-standing, family-owned business with over 40 years of ownership and management experience, will develop, construct, own, and manage Melville Crossing as part of its long-term portfolio.

Planning & Community Context

The 16-acre site is centrally located within the MTCOD and directly across from the proposed new town park. It represents approximately 10% of the overlay district’s total area and street frontage, making it a key anchor site in realizing the Town’s vision for a walkable, vibrant town center.

The project is currently preparing for formal submission to the Town of Huntington. Updates will be shared as the review process progresses.

Upon site development, property taxes will significantly increase and yield higher contributions to the local tax base. The taxes will continue to increase over time, generating as much as three and a half times the tax revenues that are currently generated. 66.15% of the total tax is allocated to the Half Hollow Hills School District.

The proposed development will generate minimal school-aged children, as it will include only studios, one-bedroom and two-bedroom units (77 percent will be studios and one-bedroom units). School taxes generated will expand the tax base, and tax revenues to the School District will exceed the cost of education.
